Building on a long-standing partnership with Healthpeak, our team recently completed a comprehensive tenant improvement project to transform an existing space into high-end, multi-tenant spec suites with curated amenities. The design vision centered on a clean, timeless aesthetic that maximizes impact through intentional material reuse and targeted investment. By thoughtfully reusing existing elements like glass storefronts while integrating new, high-performance lighting and a custom-designed boardroom, we created a premium environment that elevates the building standard for future biotech and life science tenants.
Arnatar, a biotech company, was among the project’s first tenants — their lab-focused space reflecting the technical depth this building was designed to support. Integrating specialized lab spaces and managing extensive hazardous materials during the permitting process demanded rigorous planning and clear communication among all stakeholders — a challenge our team navigated without losing momentum. The result is a versatile, amenity-rich workspace built around functional flexibility: a thoughtfully adapted floor plan that positions the building as a modern, multi-tenant environment ready for the next generation of innovators.
