FPBA recently completed the design through construction administration of tenant improvements for Healthpeak at 11085 Torreyana Road. The scope included new building amenities on the first level, laboratory and office renovations for San Diego biotech company BioAtla on the second level, and speculative office improvements on the third level.
The first level of the building leads out to a canyon, creating an opportunity to provide a lower-level fitness center with natural light, operable windows and unique views of the outdoor environment. New locker rooms and bike/surfboard storage offer additional perks for the building tenants.
On the second level of the building, FPBA worked with Healthpeak and BioAtla to design creative office and lab space. A tea nook provides an intimate environment for lunch or smaller group work sessions. Hanging acoustic wall panels allow the tenant to quickly reshape the central dining area into an enclosed environment for larger meetings.
On the third level, a break room connects to a lounge area, offering a flexible relaxation or work space. An island is pulled away from the enclosed kitchen area, opening the break room out, while glass panels preserve some privacy.
